A good number of the single-family homes in San Diego are part of a homeowners association (HOA), and just about all of the condos in the area part of some sort of association. Love them or hate them, they are a reality for many San Diego residents.
When it comes to window replacement, living in an HOA community can add an extra step to the process. Many HOAs have a section in their Covenants, Conditions and Restrictions (CC&Rs) or Bylaws that address the process for making external changes to your home, including window replacement.
Some HOAs have already outlined which brands and styles of replacement windows are approved for the homes in their community. When this is the case, all a homeowner will typically have to do is submit some paperwork showing that the windows they intend to install meet the criteria set forth by the HOA. In other cases, it can be a bit longer of a process.
When there are no pre-approved replacement windows, a homeowner will often need to submit a request for approval that includes all the details about the windows they wish to have installed in their home. That request will often be reviewed by the HOA board or by an architectural committee appointed by the board. The board or committee has the power to either approve or deny your request for replacement windows. When a request requires this type of consideration, it can often add several weeks to several months to the window replacement process. Depending on how often the board or committee meets, it could be a while before they even look at your application. Then, if your application is denied, you have to go back to the drawing board and submit a new application for different replacement windows, and hope that they approve that one.
